Pooja Investment — first video ad decision
1 November 2026 · Screen-review addendum v1.1
Run an edited version of the outdoor “50 LAKH?” Shahrukhz reel, posted 29 October, first. Keep Pooja's direct-to-camera delivery and useful property footage. Replace the ambiguous opening price hook and comment-based ending before advertising. This is the strongest candidate to test, not a demonstrated paid-ad winner.
This addendum supersedes the provisional video ranking in the earlier market report. I inspected the three shortlisted reels playing in Chrome on your screen, including moving frames, readable overlays/subtitles, calls to action and visible counters. This was a visual review, not an audio audit or a complete timed transcript. Private retention, saves, audience geography, enquiries and conversion data remain unavailable.

Visual assessment and decision |
| Outdoor Shahrukhz / “50 LAKH?” |
Earlier same-day grid: 224K views. Playback page: approximately 8K likes, 580 comments, 194 reposts. Posted 29 October. |
Face-led conversation, recognisable Dubai setting, property/render inserts and furnishing details. The amount is identified as a down payment later; it is not left completely unexplained. Opening still needs immediate full-price context. Ends with COMMENT “SHAHRUKH”. First choice after editing. |
| Showroom/property tour |
Earlier grid: 6,381 views. Playback page: 86 likes, 4 comments, 1 repost. Posted 22 October. |
Model, kitchen, bedroom and wardrobe give tangible product footage. White subtitles sometimes lack contrast against light interiors. Near the end I observed “1% Monthly”; its caption and the current developer offer reference 30/70. Those can only be reconciled with the actual instalment schedule. Ends with COMMENT “SRK”. Hold until payment wording is verified; useful footage for a later variant. |
| Golden Visa studio reel |
Earlier grid: 34.7K views, 1,089 likes. Playback page now rounds likes to 1.1K; 85 comments and 39 reposts visible. |
Professional face-led studio presentation with a prominent Golden Visa card. Its topic attracts residency interest more broadly than interest in Shahrukhz. Keep as educational content; not the first project-acquisition ad. Visa claims require a separate current eligibility review before promotion. |
Counts are snapshots, may change and are not synchronised. Reposts are not shares. The first reel has roughly 35 times the showroom reel's displayed views, despite being newer. Using rounded likes plus comments divided by the earlier view counts gives approximately 3.83% for the first and 1.41% for the showroom reel. These are rough public interaction-to-view proxies, not reach-based engagement rates, retention, lead quality or proof of sales. Comment-keyword CTAs also encourage comments independently of purchase intent.
Screen evidence: the first reel clarifies the payment later

The correction is to move clear pricing into the opening, not to claim that the original never clarified the amount.

The existing closing asks for a comment. The paid version should direct people to the selected lead destination and qualify the property budget.
Exact editing brief for the first ad
Create a separate 30–35-second ad cut. The timings below are proposed edit timings, not measured timestamps from the original.
| New cut |
Picture and wording |
Purpose |
| 0–3 seconds |
Keep Pooja's face and outdoor setting. Replace “50 LAKH?” with “Shahrukhz Residences · Dubai Maritime City” and “From AED [verified current starting price]”. Suggested Hindi opening: “Dubai waterfront home dekh rahe hain? Pehle total price aur payment plan samajhiye.” |
Identify the product, location and real price before attracting a lead. Avoid presenting a deposit as the property's total price. |
| 3–8 seconds |
Show the tower/location footage, labelled “Artist's impression” where applicable. Keep Pooja's voice continuous. State that this is an off-plan purchase. Use a handover date only after checking current developer documents. |
Establish what is being sold and distinguish future delivery from a completed building. |
| 8–18 seconds |
Show one simple payment card using the approved schedule: “30% during construction / 70% on handover” only if confirmed for the advertised unit. Break out the booking instalment separately if mentioning it. |
Explain the substantial later obligation. A 30% construction allocation is not necessarily the booking deposit. |
| 18–25 seconds |
Retain two specific, verified reasons to consider the unit, such as furnishing specifications and location. Use actual applicable showroom footage or labelled renders. Cut repeated amenity lists and celebrity filler that delay the decision. |
Make room for useful purchase information. Celebrity association alone does not demonstrate investment value. |
| 25–35 seconds |
Replace COMMENT “SHAHRUKH” with “Current floor plans aur complete payment breakdown ke liye Learn More par tap karein.” Show the verified starting price again and a readable closing frame. Match this wording to the actual button and destination. |
Send buyers to a measurable lead form instead of collecting comments. |
Danube's official residential landing page was advertising a starting price of AED 1.65 million and 30/70 during this research. Treat that as a reference, not live unit availability. At that illustrative price, 30% is AED 495,000 and 70% is AED 1,155,000, before applicable additional costs. Do not reuse the separate Shahrukhz office tower's payment offer. Remove the rupee amount unless its precise meaning, exchange rate/date and applicable unit are documented. Prefer AED for this UAE-resident campaign.
Before uploading the edited ad
- Confirm the unit's available price, booking instalment, remaining instalments, handover terms, furnishing scope and additional costs against the current approved price sheet. Do not run a generic “1% monthly” claim until it is reconciled with that schedule.
- Use large, high-contrast English captions with Hindi speech. Keep captions, price, face and CTA clear of the Reels interface; preview the actual placements. Export a clean vertical 9:16 version, ideally 1080 × 1920.
- Review the actual audio separately: clear speech, balanced music, accurate spoken pricing and permission to use all music and third-party footage in paid advertising. An Instagram “Original audio” label is not proof of rights clearance.
- Include the appropriate broker/project identification, required ad permit and readable verification QR in the approved layout. See DLD's Madmoun guidance. Confirm the specific ad's permit requirements with the brokerage.
- Use a lead form that asks budget, intended purchase timing, current emirate and preferred contact method. Make the price visible before submission. Define a qualified lead as a reachable prospect whose budget, timing and project requirements match the available offer; ask financing readiness during follow-up.
Launch and measurement
Use this edited reel as the lead creative in the previously proposed AED 300/day launch, with one UAE ad set and ad-set budgeting (ABO). That is the total daily campaign test budget, not AED 300 for each video. With one ad set, campaign budgeting has no cross-ad-set allocation advantage. Start with a small number of genuinely different property creatives as they become ready; do not pad the test with the unresolved showroom claim or the unrelated visa hook.
Measure cost per qualified lead and booked/attended appointment before declaring a winner. Also inspect three-second views per impression, video retention, outbound click-through rate, form completion and contactability to identify where people drop out. Public organic likes cannot establish any of these paid metrics. No fixed daily spend guarantees maximum results.
Check result — v1.1
C1 market sources, C2 competitor evidence and C5 budget framework are unchanged from the main report. C3 now includes direct screen observations and an actionable visual editing decision, but remains partly unverified for audio, full retention and conversions. C4 live targeting availability remains unverified. C6 evidence limits and payment discrepancy are disclosed. Overall research verification remains INCOMPLETE, rather than a blanket pass. The recommendation is ready as an editing brief; the asset itself still requires those edits and the listed offer/audio checks before launch.
