Pooja Investment — UAE Meta ads research & launch plan

Research date: 1 November 2026 · Version 1.0
Scope: Hindi-speaking buyers living across the UAE; Dubai property above AED 1 million; immediate focus on Shahrukhz Residences by Danube. No campaigns were created or spend incurred. Recommendations below are a proposed test, not measured campaign results.

Decision: Start at AED 300/day for 14 days (AED 4,200 media budget), with one Leads campaign, one broad UAE ad set and three materially different property ads. Use an ad-set budget (ABO) for simple control. At this structure, CBO has no meaningful allocation advantage because there is only one ad set. If testing two audiences with protected spend, use AED 400–500/day total, split equally. Move to CBO only when multiple ad sets have demonstrated acceptable qualified-lead economics. A new account does not automatically require ABO, nor does CBO require an aged account.

The biggest opportunity: combine Pooja's existing reach and Hindi presentation with unusually clear price, payment obligations, location, and buyer qualification. Her large public audience is useful social proof, but is not evidence of a large UAE buyer pool.

Evidence and reliability first

Evidence What was verified How to use it
Meta official developer documentation, updated 21 May 2026 Housing category geography and audience restrictions Primary source for category guidance; inspect actual account setup before launch
Meta official campaign-budget and audience pages CBO allocation; AI audiences; retargeting caution Platform mechanics, not a guarantee of Pooja's results
Live Meta Ad Library retrieval, 1 November UAE / All ads / Active / keyword “Shahrukhz”; approximately 130 results shown; individual advertiser cards and start dates Direct creative evidence; loaded cards are a sample, not all 130 ads audited
Public Instagram, screen inspected 1 November Bio, follower/post counts, reel views, one reel's likes and visible comments Public engagement only; no reach, watch-time, saves, qualified leads or paid/organic split
Savills, 12 October; Espace, 29 October Q3 2026 residential and wider sales trends Established property research, but brokerage interpretations and differing datasets
DLD Madmoun announcement/circular Advertising verification and QR requirements Primary regulatory source; brokerage must validate project-specific permit
Reddit discussions, July and September 2026 Repeated reports of weak lead quality and poor response Anecdotal problem discovery; neither representative survey nor verified CPL benchmark

Sources are linked next to the relevant findings. Public posts, advertised offers and forum claims are not independently audited business results.

1. Current market: selective demand, substantial competition

Savills reports approximately 34,500 residential transactions worth AED 70.8 billion in Q3 2026, with volume down 4% quarter-on-quarter. It describes more selective buying, reduced off-plan launch activity and comparatively stable like-for-like pricing. Its pipeline estimate exceeds 525,000 homes scheduled for 2027–2030, but scheduled supply is not completed supply. This favours project-level comparisons and careful cash-flow explanations rather than blanket appreciation promises. Savills, 12 October 2026

Espace reports 36,617 total sales worth AED 91.88 billion, down 3% quarter-on-quarter and 38% year-on-year. Off-plan registered volume fell 9% quarter-on-quarter; secondary transactions rose 15% to 9,424. It also reports average rents falling in 12 of its 13 tracked apartment communities. These are its tracked populations, not a claim that every Dubai apartment fell in value. Espace, 29 October 2026

The totals above are deliberately not merged: Savills describes residential transactions; Espace's headline covers a wider sales population. Other retrieved aggregators produced materially different totals. Without reconciling their extraction dates and filters, a single exact “Dubai market total” would give false precision. These figures describe Dubai, not every UAE emirate. Other emirates here are buyer locations, not researched property markets.

Marketing interpretation: there is still a large functioning market, but buyers have alternatives and need reassurance about value and future payments. A celebrity name can win attention; it does not demonstrate rental yield, resale liquidity or affordability. Do not advertise guaranteed capital appreciation or a universal ROI.

In a 6 July 2026 discussion, contributors reported weaker Meta lead quality and better conversion from local/regional traffic. A 21 September discussion described nonresponses, wrong numbers and enquiries without sufficient budget. These support testing qualification and follow-up; they do not establish a reliable UAE average CPL. A separate February case reported only five contacts from 35 US/UK leads. It concerns a different geography and should not be forecast onto Pooja.

2. Confirm the exact product before spending

The relevant product is Shahrukhz Residences, Dubai Maritime City, a residential project. It is separate from Shahrukhz by Danube, the office tower on Sheikh Zayed Road. Do not reuse the office project's 1%-monthly proposition for the residences. Danube office-project page

Danube's inspected residence ad 1139060229067966, started 23 October, advertises fully furnished waterfront homes from AED 1.65 million with 30/70 payments. Developer ad · Official residential landing page

The 7 October launch coverage corroborates the AED 1.65 million starting price, 30% during construction / 70% at handover, and Gauri Khan-designed penthouses. Do not turn the penthouse design claim into “every apartment designed by Gauri Khan.” Khaleej Times

Pooja's detailed caption instead lists studios from AED 1.7 million, one-bedroom homes from AED 2.3 million and December 2029 handover. Use the latest developer-approved, unit-specific availability sheet before quoting an offer. The difference between AED 1.65m and AED 1.7m may reflect inventory or rounding; this research does not establish which units remain available.

Illustrative affordability explanation, using AED 1.65m and a 30/70 plan: AED 495,000 during construction and AED 1,155,000 at handover, before fees and other charges. A 10% booking instalment would be AED 165,000. An EOI payment is not the property price and may not be the entire down payment. Confirm EOI treatment, refunds, instalment dates, fees and financing eligibility in writing. Do not promise a future mortgage approval.

3. What competitors are actually advertising

The following were active in the retrieved UAE keyword snapshot on 1 November. “Started” is the displayed start date, not proof of uninterrupted delivery. Ad Library does not disclose these advertisers' UAE commercial-ad CPL, budgets, ROAS, targeting professions or bookings.

Advertiser / Library ID Started Observed creative or proposition Implication for Pooja
Danube — 1139060229067966 23 Oct 42-second video; furnished waterfront homes; AED 1.65m; 30/70; pricing/floor-plan CTA Competing with the developer's own offer. Add personal advisory value rather than simply reposting renders
Glen Colton Property — 1161858423452914 29 Oct 42-second video; Romanised Hindi; Dhanteras/Diwali; 10% down; sign-up form Hindi/Hinglish competition already exists. Explain the full cost and buyer decision more clearly
Legacy Realty — 28590070350615192 19 Oct 25-second video; AED 1.65m; 30/70; WhatsApp Concise direct-response benchmark; no evidence it converts better
Bellavierre — 2106267704093682 27 Oct 65-second video; AED 1.65m; waterfront amenities; pricing/availability CTA Long amenity lists are common; test a shorter decision-focused version
Poonam Realtor DXB — 1483612580356274 30 Oct 37-second humorous Shahrukhz video; Instagram-profile destination Personal-brand entertainment is a real competing tactic, but profile visits are not buyer leads
Priya Longani — 28817351404542535 29 Oct 90-second newsreader-style project video; Instagram-profile CTA Presenter-led reporting can build familiarity. Pooja should use a clearer consultation CTA for acquisition
H&S — 2303058543822433 23 Oct 49-second launch/event video; executive participation; permit number in copy Brokerage credibility is a competing message. Use verified credentials and buyer-service proof

Quality caution from the sample: one advertiser describes the residences as ready to move in, whereas the project is marketed as off-plan. Other ads emphasise EOI or urgency without showing full price in the visible text. Do not copy these claims merely because the ads are active. An approved or active ad is not proof of factual accuracy or legal compliance.

Meta Ad Library UAE snapshot

Evidence image: UAE / All ads / Shahrukhz / Active; approximately 130 search results. Visible cards include Danube, AMCA, SDB and Glen Colton. The Hinglish card directly disproves a claim that this language niche has no competitors. The screenshot is a captured source, not a reconstructed mock-up.

4. Pooja Investment account audit

Public profile inspected: Pooja Rao, @pooja.investment; about 109,528 followers, 532 posts, 11 following, verified badge. Bio says Senior Manager at Revo Realty and RERA Certified No. 93800. This records what the profile says; the registration was not independently checked. Highlights include Closure Story, Sobha, Developer day and Rental secrets. Profile

Strengths: an established personal brand; visible brokerage affiliation and credential claim; substantial distribution; a mix of approachable entertainment and property explanations; an existing project-specific hook with public traction.

Weaknesses for paid acquisition: very broad entertainment content may attract viewers outside the UAE or without buying capacity. The visible bio's “DM for Dubai” is vague. The sampled pinned content emphasises virality rather than a clear buyer journey. The full expanded bio, every highlight and historical posts were not exhaustively audited.

Recommended profile changes: make the next action specific (“Dubai property guidance in Hindi/English · Ask for current prices & payment plans”); pin a clear project explainer, an all-in cost/payment explainer, and a permission-cleared client case study. Make brokerage identity, current contact route and verified credentials easy to find. Add a current project highlight with price date, location, handover status, payment schedule and approved documentation. These are proposed edits; nothing was changed.

Pooja Investment public profile

The Instagram brand is not new. The ad account may be new: no Ads Manager history, billing, pixel, account quality or permissions were inspected. A UAE keyword search for “pooja.investment” returned unrelated advertisers, not a confirmed matching Pooja ad. That is not proof she has never advertised, including through a brokerage or partner page.

5. Which existing videos should be tested?

This is a provisional shortlist based on public views, captions and visible frames, not a ranking of conversion performance. Full video playback was unavailable in the inspected browser, and only the Golden Visa reel's likes/comments were read. Views may include repeat plays and paid distribution; they are not unique reach. Different post ages and pinned placement make raw-view comparisons imperfect.

Existing reel Public metric captured Paid-use judgment
Shahrukhz / SRK and Gauri hook — DfFR-kEie86 224K views First existing candidate to test, after revision/verification. Directly matches the current offer and has distribution evidence. Add full AED price and a qualification CTA; clarify the “50 LAKH? INR” cover
Detailed Shahrukhz offer — DezQlcoCOJX 6,381 views Second candidate. Caption contains price/configurations/payment detail. Lower views do not prove weaker leads. Recut around total price, 30/70 obligation and current availability
Golden Visa explainer — DfAJkZyCHBa 34.7K views; 1,089 likes; many visible “Golden” keyword comments Secondary education/retargeting candidate, after all visa claims are checked. Like/view ratio ≈3.14%, not reach-based engagement rate. Keyword comments indicate information interest, not buying capacity
Unannounced villa launch — DfH2m4piO4x 3,260 views Different product, stated preliminary details and approximately AED 3.8m entry. Do not mix into the Shahrukhz launch test
Middle-class comedy — DbgHThPiQQy 17.9m views Keep as organic entertainment; no evidence it is suitable for direct-response property acquisition
India/UAE job salaries — DaF_a3ki67q 34.6m views Huge reach; weak direct product match. Do not build the initial property strategy around employment-content viewers
Car/wealth comparison — DZ5HcPxik8T 38.3m views Entertainment reach cannot establish investor intent. Not a launch ad recommendation

The 224K-view property reel has roughly 35.1 times the views of the detailed 6,381-view reel. That is an attention signal only, not a 35-times conversion advantage.

Visible reel covers and counts

The screenshot contrasts viral entertainment with project content. The SRK reel's INR headline needs review against its actual spoken explanation. This report does not assert that the complete reel is misleading; the full playback was not verified.

Third creative to produce: a new 25–40 second Hindi/Hinglish payment explainer with English subtitles. Proposed structure: project and full starting price in the first few seconds; location and off-plan status; 30/70 obligations illustrated in AED; one practical differentiator; “Get current floor plans and a payment breakdown.” Use the celebrity connection as context, not as the sole selling reason. Obtain the approved media, music and likeness usage rights for paid ads; organic-post availability does not establish those rights.

Before selecting final cuts, compare the latest 30–90 days of Insights: UAE audience share, reach, average watch time relative to duration, saves/reach, shares/reach, profile actions/reach and attributable qualified enquiries. Compare property reels with property reels. Do not invent a combined quality score without choosing and justifying weights. Paid selection should ultimately use qualified-lead cost and attended appointments.

6. Audience and detailed targeting — what to configure

Meta's official documentation says businesses outside the US reaching audiences outside the US, Canada and Europe may opt in or out of the special-category audience restrictions. For a UAE-based account advertising only to UAE residents, do not blindly apply US housing restrictions. Confirm the advertiser's actual country and live setup; if category restrictions apply, respect the available options. Restricted housing audiences remove demographic/behaviour targeting, constrain interests and do not support lookalikes. Meta Special Ad Categories, updated 21 May 2026

Hindi is a language strategy, not a nationality filter. Keep the housing offer open to eligible buyers. Do not attempt to infer ethnicity, caste or religion, or promise “Indians only” delivery. Indian nationality, Hindi comprehension and property affordability are different things. Do not use surnames, religious interests or proxy exclusions to restrict housing access.

Setting Initial recommendation Reason / limit
Geography UAE nationwide in one ad set Includes Dubai, Abu Dhabi, Sharjah, Ajman and other emirates without splitting a small budget
Residency qualification Ask which emirate they currently live in; confirm on follow-up Meta location matching is not proof of residency; tourists or recently present users may still appear
Age / gender Adults, all genders; avoid restrictive demographic stacking Price and product fit are stronger qualification tools; use required housing defaults if applicable
Language Hindi/Hinglish spoken creative + English captions; initially leave language targeting open Some Hindi speakers use English interfaces; language-filter performance must be tested, not assumed
Detailed targeting Broad baseline, with no required interests or professions Establish whether creative and qualification can find buyers before narrowing
Placements Use the eligible placements offered for the chosen form/objective; inspect each preview Prepare 9:16 and feed-safe versions. Do not assume every form type supports every placement
Retargeting Small later test of recent property-content engagers, video viewers and form openers Verify UAE controls and strict audience inclusion. Avoid indiscriminately treating millions of comedy viewers as buyers

Meta recommends testing its AI audience approach and cautions against using Advantage+ audience for strict retargeting. Meta audience guidance Treat an audience suggestion as guidance, not proof that delivery stays within a profession. Record the exact controls shown in Pooja's account before launch.

Profession-level hypotheses — not verified selectable options or evidence of wealth

The following are terms to search in Ads Manager only where permitted and available, and useful personas for interviews or creative planning. No live targeting catalogue or audience-size estimate was accessed. A job title does not establish income, savings or purchase readiness. People from other professions should not be denied the offer.

Hypothesis Candidate job-title terms to verify Useful buying question / creative angle
Business operators Founder, Co-founder, Business Owner, Managing Director, General Manager Payment schedule and cash allocation for a long-term purchase
Senior technology professionals Engineering Manager, IT Director, Software Engineering Manager, Product Director Transparent comparison, floor plans and total-cost calculation
Finance professionals Finance Director, CFO, Financial Controller, Chartered Accountant Net-yield assumptions, fees, vacancy and financing scenarios
Healthcare professionals Physician, Consultant, Dentist, Medical Director Time-efficient consultation and practical end-use/investment fit
Senior engineering / operations Project Director, Engineering Director, Operations Director Delivery milestones, developer record and handover obligations
Aviation / logistics professionals Airline Pilot, Captain, Logistics Director Location, intended use and long-term ownership planning

If a second audience test is justified, group a few relevant available terms with OR, not multiple mandatory AND layers. Do not create six tiny profession ad sets. Possible interest search terms are real estate investing, property investment and entrepreneurship; actual existence, categorisation and permitted use must be checked. Bollywood/SRK interests may identify fans rather than buyers, so they are not a recommended starting filter.

Use Hindi creatives to make the service accessible. Prefer wording such as “Dubai property explained in Hindi” over statements claiming knowledge of the viewer's identity or finances. Meta prohibits assertions about protected personal attributes and knowledge of personal financial information. Meta Personal Attributes policy

7. ABO versus CBO: recommended launch sequence

ABO means an individual ad-set budget. CBO, now Advantage+ campaign budget, allocates a campaign budget across ad sets dynamically. Meta describes its purpose as finding opportunities across multiple sets, not guaranteeing equal test exposure. Meta campaign-budget explanation

Situation Choice Practical setup
AED 150–300/day; first launch ABO for simplicity One ad set, three ads. No reason to split by emirate, job title and age
AED 400–500/day and testing audience hypotheses ABO Two sets at AED 200–250 each; broad versus one permitted profession/interest suggestion group; identical offer and form
Multiple sets with comparable qualified outcomes CBO candidate Let budget follow opportunity; keep CRM qualification review. Cheap unqualified form fills must not determine scale
Strict causal audience comparison Meta A/B experiment if available and adequately funded Ordinary overlapping ABO ad sets do not produce a clean randomised audience test
Small retargeting pool Separate capped allocation if justified Do not force spend into an undersized audience; keep a true inclusion restriction where available

ABO does not allocate equal spend to the ads inside an ad set. If Meta gives a creative very little delivery, label it inconclusive rather than a loser. Disable optional ad-set budget sharing if available and protected set-level spend is the purpose of the test. Do not switch structure daily.

8. Daily budget ranges and what they can establish

These are planning recommendations, not verified UAE CPL benchmarks or promises of maximum sales. The right ceiling depends on retained commission, closing rate, sales capacity and observed qualified-lead cost. Media budgets exclude VAT where applicable, creative production, agency fees and CRM costs.

Stage Daily media budget 14-day equivalent Intended use
Lean exploratory AED 150–250 AED 2,100–3,500 One ad set; slower feedback; no simultaneous audience tests
Recommended first test AED 300–500 AED 4,200–7,000 One set at 300; optionally two controlled sets at 400–500
Evidence-led scale AED 600–1,000 AED 8,400–14,000 Only after qualification/appointments justify spend and follow-up capacity exists

At AED 300/day, a 30-day unchanged budget equals AED 9,000. Meta daily budgets are averages, not strict daily caps; use appropriate overall spending controls or a lifetime budget if the total test allowance must not be exceeded. Meta's explanation of spending and budget types

Illustrative sensitivity, not a forecast: with AED 4,200 spent and a hypothetical 20% qualification rate:

Assumed raw CPL Raw leads Expected qualified leads Cost per qualified lead
AED 60 70 14 AED 300
AED 120 35 7 AED 600
AED 200 21 4.2 expected AED 1,000

Fractional expected leads describe arithmetic across repeated tests, not a literal fractional customer. No bookings forecast is defensible without Pooja's close rate and sales-cycle data.

Define the allowable CPQL from economics: maximum acquisition allowance per sale × qualified-lead-to-sale rate. Example only: AED 10,000 acquisition allowance × 5% close rate = AED 500 maximum CPQL. Establish that allowance from retained commission after brokerage splits and costs, not the property selling price. Replace both assumptions with actual figures.

9. Funnel, measurement and new-account readiness

Start with the Leads objective and an Instant Form, preferably Higher Intent if available and appropriate. Use the form's review/quality options and eligible placements shown in the account. Meta documents lead forms, conditional questions and CRM feedback; conversion-lead optimisation is a later option once the integration and signal are suitable. Meta lead-generation guide

Suggested form flow: clearly show the project, off-plan status and current starting price; ask current emirate, preferred unit type (with its verified price range), purchase timeframe, and whether they want a consultation or just a brochure. Collect necessary contact details with a privacy-policy link and clear contact expectations. Do not request nationality, salary, net worth, bank balances or credit scores in a Meta lead form. Confirm affordability and financing needs appropriately in a consented sales conversation.

Define a qualified lead consistently: valid and contactable; currently UAE-based; understands the price and off-plan timing; has a plausible funding route; relevant purchase timeframe; agrees to a substantive next step. Record why others do not qualify. “Asked for brochure,” “commented Golden” and “replied once” are not sufficient.

Follow up during staffed UAE hours, ideally within 5–15 minutes when feasible, with a clear introduction referencing the requested project. Offer Hindi or English. Record contact attempt, reply, qualification, appointment booked, appointment attended, EOI and completed sale separately. Do not equate a refundable EOI with a completed sale. WhatsApp is a possible later conversion-path test, not inherently a cure for poor quality.

Before launch, check ownership/access for the Instagram, Facebook Page and ad account; billing, AED currency and reporting timezone; account restrictions and any imposed spending limit; working lead delivery; privacy policy; approved claims and current inventory; campaign-level spend control; and end-to-end test-lead receipt. Configure website measurement only if using a website destination. A new account does not need an arbitrary paid-engagement “warm-up” campaign to manufacture activity.

DLD requires Madmoun QR verification on real-estate print and audiovisual advertising. Obtain the applicable Trakheesi permit and valid QR through the brokerage, and include the required details in the ad creative. A bio's broker number is not a substitute for a property-ad permit. DLD announcement

10. Decision rules for the first month

These are proposed operational rules, not Meta-mandated thresholds or statistical guarantees.

  1. Days 1–3: verify delivery, lead routing and contactability. Fix broken forms, incorrect claims or unusable leads immediately. Avoid declaring a creative winner from a few clicks.
  2. Days 4–7: inspect spend, raw CPL, contact rate, qualification rate and cost per qualified lead. Diagnose low contactability before changing audiences. Improve price clarity when enquiries cannot afford the offer.
  3. Spend guardrail: when an ad has spent about twice the agreed target CPQL without a qualified lead, review it; at approximately three times, pause/rework unless a documented reason justifies more testing. Small samples can still mislead—this is loss control, not proof the concept cannot work.
  4. Days 8–14: compare comparable lead cohorts after equal follow-up time. Prefer the ad with acceptable CPQL and attended appointments, not the cheapest form fills. At least 10 qualified leads per test arm is a useful operational checkpoint, not a significance guarantee; if the budget cannot reach it, report the result as directional.
  5. Days 15–30: increase budgets gradually, for example 15–20% every 2–3 days, only while qualified economics and service capacity hold. This is a conservative management rule, not a promise to avoid learning resets. Test CBO only if there are multiple useful ad sets; continue one broad set if that remains the clearest structure.

Measure weekly: spend; leads; contacted leads; qualified leads; CPQL; booked/attended appointments; cost per attended appointment; EOIs; sales; retained commission. Retain campaign/ad identifiers in the CRM. Review view-through attribution separately where available, and deduplicate repeat leads before calculating business conversion rates.

11. Other platforms: where they fit

For the initial budget, keep paid testing concentrated on Meta. Use the brokerage's existing portal presence and organic Instagram alongside it. If Meta produces attention but few serious buyers, compare a small, separately tracked search-intent test using project/location queries after inspecting actual keyword costs. Do not assume Google, Bayut, Property Finder or Dubizzle is universally cheaper or better: this research has no matched Pooja-level conversion data or current package quotations. LinkedIn job targeting is not a reason to divide a small budget across another paid platform. Forums are useful for buyer objections, not a source of people to scrape or unsolicited-message.

Final evidence check — scope and remaining limits

The user confirmed C1–C6. The criteria below were checked against this delivered version. Overall verdict: INCOMPLETE, not an overall PASS, because full video/private performance and account-level targeting availability remain unverified. The research supports a reviewable launch hypothesis, not a validated best-performing campaign.

Criterion Result Evidence / practical limit
C1 — current market with reliable dated references PASS Savills/Espace read; population differences disclosed; Dubai findings not labelled UAE-wide statistics
C2 — Ad Library, competitors/forums and screenshots PASS Direct UAE library cards/IDs/start dates; screenshot; seven named comparisons; dated forum reports labelled anecdotal
C3 — account/video analysis with observable metrics UNVERIFIED in part Public profile/reel counts verified and shortlisted; full videos, private Insights, conversion results and ad history unavailable
C4 — Hindi audience and profession targeting within Meta rules UNVERIFIED in part Official geography rule read; exact account catalogue and controls not accessed; professions explicitly hypotheses
C5 — AED budgets and ABO/CBO decisions for a new advertiser PASS as a recommendation Budget arithmetic and sensitivity checked; no maximum-results guarantee; account-newness retained as assumption
C6 — evidence, uncertainty and final checks PASS Primary/secondary/anecdotal evidence separated; screenshots inspected; missing metrics disclosed

To turn the shortlist into a final media-buy decision: obtain recent reel Insights, the actual ad-account history/settings, current approved unit sheet/permit, licensed ad assets, and the retained-commission/close-rate assumptions. These missing inputs do not prevent the proposed limited test; they do prevent claiming a proven winner or guaranteed budget outcome.
